FIRE supports an investor as an Operating Partner in the acquisition, management, and repositioning of a logistics warehouse exceeding 40,000 m² located in Combs-la-Ville (77), at the heart of a strategic Île-de-France hub and benefiting from major highway accessibility.
Our involvement consists of managing an ambitious redevelopment, securing the execution of the works program, and supporting the commercialization strategy, from defining the rental positioning to welcoming future occupants.

The project is based on a works program enabling a technical and functional upgrade to modernize the asset and enhance its operability. The objective is to sustainably reposition this obsolete asset in the prime segment, with a clear, competitive product that aligns with user expectations.
An environmental approach combining energy performance and ESG excellence.
Conceived as an exemplary manage-to-green operation, this project aims for a 30% reduction in primary energy consumption, thanks to a set of technical solutions: deployment of heat pumps, implementation of a BMS for consumption monitoring, installation of photovoltaic canopies, water efficiency, waste management, and renovation of office spaces. This approach is part of a clear objective to achieve the best market standards, with an EPC A target and BREEAM Excellent certification.
