FIRE supports Fidelity International in the acquisition, full refurbishment and leasing of a logistics asset meeting the highest ESG standards.
Acting as Operating Partner, FIRE supports the investor in the acquisition, management and repositioning of a logistics warehouse of over 40,000 sqm located in Combs-la-Ville, within a strategic Paris-region logistics hub benefiting from major motorway accessibility.
Our role consists in leading an ambitious requalification program, securing execution of the works and supporting the leasing strategy, from defining the asset’s positioning through to welcoming future occupiers.
A high value-added repositioning driven by an ambitious refurbishment program
The project is based on a comprehensive refurbishment program aimed at upgrading the asset’s technical and functional performance in order to modernize the building and enhance its operational suitability.
The objective is to sustainably reposition this obsolete asset into the prime segment, delivering a clear, competitive product aligned with occupiers’ expectations.
An environmental approach combining energy performance and ESG excellence
Designed as a benchmark manage-to-green operation, the project targets a 30% reduction in primary energy consumption through a range of technical solutions, including the deployment of heat pumps, implementation of a Building Management System (BMS), installation of photovoltaic canopies, water efficiency measures, waste management and refurbishment of office areas.
This approach is fully aligned with achieving the highest market standards, targeting EPC A and BREEAM Excellent certification.
