Two passionate professionals, united by a shared entrepreneurial vision

It was at the height of the 2008 financial crisis that Julien Mongoin and Louis d’Arexy first worked together on a 25,000 sqm turnkey development. This initial success marked the meeting of two seasoned professionals brought together by shared values, common convictions and a strong entrepreneurial drive.

After fifteen years each spent within leading players in peri-urban real estate, they chose to combine their complementary expertise to found FIRE.

Julien MONGOIN

Development & Deal Structuring

Graduate of ENTPE

Julien has over 20 years of experience in commercial real estate. He began his career in project management before becoming Development Director at a leading property developer. He then joined a family office as Director of Development and Acquisitions. In this role, he led numerous logistics, industrial and planning projects, with a strong focus on value creation and operational efficiency.

Louis D'AREXY

Investment & Asset Management

Graduate of ESPI

Louis has 20 years of experience in commercial real estate. He began his career in logistics real estate advisory before joining an international investor-developer, where he led acquisitions and asset management activities across Southern Europe. He has completed more than €500 million in investments and managed an equivalent-sized portfolio.

Stéphanie ROYER

Director of Operations & Innovation

Graduate in Architecture

Stéphanie co-founded an architecture firm in Fontainebleau before joining an engineering and consulting group, where she led the industrial and logistics design and architecture division for over ten years. Her background enables her to assess the technical, economic and operational viability of projects while delivering innovative solutions to regulatory, technical and architectural constraints. At FIRE, she oversees development projects and contributes expertise in innovation, design and operational management.

Benjamin LE MERCIER

Director of Operations & Sustainable Development

Architecture graduate with a specialized master's degree in real estate and sustainable buildings from École des Ponts et Chaussées

Graduate in Architecture – Specialized Master’s in Real Estate & Sustainable Buildings (École des Ponts et Chaussées) Benjamin began his career managing public-sector projects before moving to the private sector, where he delivered large-scale developments for leading real estate operators and a family office. He specializes in peri-urban projects for institutional investors and funds, with a strong focus on environmental performance. At FIRE, he oversees project delivery, fully integrating sustainability and operational considerations from the design stage.

Frank PEROCHAIN

Partner

Graduate of Sciences Po Paris and ESSEC

Frank has over 20 years of experience in industrial and logistics investment. He built his career in capital markets advisory, completing more than €11 billion in transactions across France. He has also worked as a consultant specializing in industrial and logistics real estate. At FIRE, he is responsible for investment strategy and the execution of complex projects alongside institutional partners.

Adrien MAUGINO

Investment

Graduate of ESG

Adrien began his career as an analyst at asset management companies before specializing in logistics investment advisory. For six years, he worked on buy-side industrial and logistics transactions for institutional investors, totaling more than €4 billion in deals. At FIRE, he is actively involved in sourcing, analyzing and structuring high-potential investment opportunities.

Mathieu Courteville

Asset Management

Graduate of ESPI

Mathieu works in asset management with specific expertise in industrial and logistics assets. He began his career at leading asset management firms, focusing on asset management, performance analysis and institutional portfolio optimization. At FIRE, he supports asset value enhancement and the implementation of management strategies across the portfolio.

Jacques Renaudie

Asset Management

Master’s Degree in Urban Planning, Real Estate & Project Management – University of Bordeaux

Jacques began his career in residential development before joining an asset management company, where he developed expertise in real estate portfolios. He joined FIRE as an Asset Manager, overseeing and enhancing industrial and logistics portfolios across France.

Florian Civit

Asset Management*

Graduate of Panthéon-Assas and Panthéon-Sorbonne Universities Florian has nearly ten years of experience in asset management and real estate investment. He began his career in asset management before joining asset management companies as a fund manager. Prior to joining FIRE, he led investments for a private real estate company specializing in industrial assets and photovoltaic energy production. Stéphane Beau

Asset Management

Stéphane began his career in real estate valuation before joining FIRE. He is now part of the Asset Management team, contributing to the management and optimization of logistics portfolios.

Graduate of EDHEC

After initial experience in real estate investment and responsible finance, Thibault is now involved in the analysis, structuring and monitoring of FIRE’s transactions.

Marine MAURICE

Chief Financial & Administrative Officer

Graduate of ESCEM Tours–Poitiers (Legal Audit & Accounting specialization)

Marine began her career at an accounting firm, where she spent ten years advising French and international real estate operators on deal structuring and ongoing management. She later joined a listed logistics real estate company, overseeing the group’s financial and administrative operations. Today, she manages all administrative and financial activities at FIRE, ensuring compliance, financial strength and operational efficiency.

Sabrina BAZZI

Communication & Events Project Manager

Graduate of Université Sorbonne Nouvelle and Université Paris 8

Sabrina has over 12 years of experience in communication, marketing and events within the real estate sector. She began her career with a leading Paris-based developer, where she supported communication strategy, developed premium client experiences and delivered high-profile artistic and institutional events. She joined FIRE to lead internal and external communications and orchestrate the Group’s key milestones.

Frédéric CHABROL

Senior Advisor*

Frédéric began his career as Program Director on office and logistics developments before joining a major national developer, where he led the logistics division. He later founded his own advisory firm specializing in real estate development, project management assistance and training, and co-chaired AFILOG’s Sustainable Development Committee for several years. He joined FIRE in 2024 to support the Group’s growth strategy and advise the leadership team on development and diversification. * via DEV AMO
