A logistics platform of over 100,000 m² in Ablaincourt-Pressoir
Factor’Industry Real Estate and Stonehedge have started construction of a logistics platform of over 100,000 m² in Ablaincourt-Pressoir, in Somme, for GLP. Designed to provide maximum modularity and potential multi-tenant use, the building consists of 16 cells of 6,000 m² each.
Developed with the Franc Architectures group, this real estate complex "offers a contemporary, sleek design and integrates high-quality workspaces to provide the best possible comfort for future users," explain the project stakeholders.
"This new platform illustrates our DNA, rooted in strong environmental and societal values. The planning of this project, which today represents one of the major logistics sites in France, was managed within controlled timelines, thanks in particular to the involvement of local elected officials, state services, all our partners, and our teams," state Julien Mongoin, co-founder of Factor’Industry Real Estate, and Christophe Foulon, president of Stonehedge.
A project committed to sustainable development
As part of the project stakeholders' commitment to sustainable development, the building will benefit from: Full LED lighting technology, Breeam Very Good certification, as well as the installation of an 8 MWp rooftop photovoltaic power plant. The latter will provide green electricity to several thousand households.
"This development operation, jointly carried out by Factor’Industry Real Estate and Stonehedge, quickly convinced us in terms of asset quality, response to environmental challenges, and strategic location on the main transport axis, at the intersection of the A1 and A29 motorways. We are convinced that this high-value-added operation, launched speculatively, will find tenants before its delivery," states Philippe Graziani, Managing Director of GLP France.
An asset for local economic development
Developed in the heart of the Terre de Picardie region, this long-term investment for GLP will benefit from excellent accessibility: the site will be directly connected to the A1 and A29 motorways, near the Amiens TGV Haute-Picardie station, and equidistant between Lille and Paris.
"Factor’Industry Real Estate and Stonehedge have provided us with relevant and responsible solutions. Their strong commitment to sustainable regions and their user-centric local approach have supported us throughout the realization of this project with significant sustainable development challenges, which will undoubtedly accelerate the economic development dynamic of Terres de Picardie," highlights Philippe Cheval, President of the Communauté de Communes of Terre de Picardie.
In this transaction, the seller was advised by Archers and GMGV Notaires, and the buyer by DLA and the firm Cheuvreux. The company Cap Performance assisted both parties.
This logistics building, sold speculatively to GLP, will be delivered in the first half of 2023.
